APPLICATION FOR PURCHASE OR LEASE

Rental of the Unit is Prohibited within the First Year of Ownership (Commencing with the recording Date of the Deed.)

When approved/scheduled please print & take a copy of the Rules and Regulations to the Orientation meeting.

CHECKLIST:

A non-refundable Application Fee of $350.00 per married couple and/or $200.00 per single adult (18 years of age and older) payable to The Landings at River Bridge HOA, Inc. by CASHIER'S CHECK OR MONEY ORDER ONLY must accompany this application.
Prospective owners/residents are required to appear for an orientation meeting prior to closing or lease commencement. Please reach out to TheLandings.official@gmail.com after you have filled out the application to schedule the orientation. The Certificate of approval will not be issued until after the orientation.
A copy of the signed sales contract/lease must accompany this application.
This Application must be signed by all persons listed on the sales contract/lease.
A copy of a valid Driver's License, U.S. Passport, or a picture I.D. for all applicants 18 years of age and older must be attached to the application.
A copy of each Pet's license, an attached photo of each pet must be attached to this application.
A copy of each vehicle's registration and a photo of the back of each vehicle (to include the tag view) must be attached to this application.
A signed Certificate of Approval issued by the HOA is required to purchase or lease a unit.
Residential Screening Request & Disclosure Authorization Agreement for each applicant over the age of 18.

This information is provided for consideration for membership and to request approval to live at Landings at Riverbridge, l/We acknowledge receipt of a copy of the Declaration of Covenants, Conditions and Restrictions of The Landings at River Bridge, and the Bylaws and Rules and Regulations of the HOA from the present owner. l/We have read these documents and agree to abide by them. We have also received and agree to abide by the River Bridge POA Rules and Regulations.

l/We hereby agree to the following for myself and on behalf of all persons who may use the unit which I seek to purchase/lease:

I/We will abide by all of the restrictions contained in the Declaration of Covenants, Conditions, and Restrictions, By-Laws, Rules & Regulations and restrictions that may, in the future, be imposed by The Landings at River Bridge Homeowners' Association, Inc., and the River Bridge Property Owners' Association, Inc.
I/We understand that any violation of the restrictions contained in the Declaration of Covenants, Conditions and Restrictions, By-Laws, Rules & Regulations and restrictions that may, in the future, be imposed by The Landings at River Bridge Homeowners' Association, Inc., and the River Bridge Property Owners' Association, Inc., provide cause for termination of use of any common area and amenities.
I/We understand that rental of the unit is prohibited within the first year of ownership (commencing with the recording date of the deed).

I/We understand that each unit owner within The Landings at River Bridge must obtain and keep current insurance coverage for the interior of the unit (an HO-6 Policy).

Unless otherwise determined by the Board of Directors of The Landings at River Bridge Homeowners' Association, Inc., a person(s) occupying a residential unit for more than thirty (30) days without the owner or a member of his family being present shall not be deemed a guest, but rather shall be deemed a lessee (regardless of whether a lease exists, or rent is paid) and shall be subject to the provisions of the Declaration which apply to lessees.
l/We understand that the Board of Directors of The Landings at River Bridge Homeowners' Association, Inc., may initiate a background/credit check. Accordingly, l/we specifically authorize such a background/credit check and that the Board of Directors and Officers of The Landings at River Bridge Homeowners' Association, Inc., itself, as well as the Property Management Company and Bookkeeping Company, shall be held harmless from any action or claim by me/us in connection with the use of the information contained herein, or any background/credit check conducted by the Board of Directors.
It is understood that the applicant(s) fully understand or have requested Rules and Regulations, Declaration of Covenants, Conditions and Restrictions, Articles of Incorporation, By-Laws, and any and all amendments thereof that can relate to their actions while occupying these premises and the actions of their relatives and guests. It is further understood that it shall remain the applicant's responsibility to inquire as to said rules, regulations, etc. A copy should be requested from your owner, agent, or Homeowners' Association.
I/We agree that no persons other than those shown on my/our Application will reside in the unit, and I/we agree that anyone moving into the unit at a later date will have to be approved by the landlord, The Landings at River Bridge HOA, Inc., registered with the River Bridge POA, and a background/credit check done at the applicant's expense.

I/We understand that the acceptance of a purchase/lease of a unit at The Landings at River Bridge is conditioned upon the truth and accuracy of this Application and upon the approval of the Board of Directors. Any misrepresentation or falsification of the information on this form will result in an automatic rejection of this Application and could incur legal ramifications.

By checking this box I hereby authorize and request any present or former landlord, employer, school, police department, financial institution, agency, or other persons having personal knowledge about me, to furnish the bearer with any and all information in their possession regarding me in connection with an application for residence. I hereby authorize Onalim Property Management to obtain and verify such information including accessing consumer reporting agencies, as well as performing a criminal and eviction record search. I have been notified that a consumer report will be requested and understand that the information Onalim Property Management obtains is to be used in the processing of my rental application. I hereby release and hold harmless Onalim Property Management and its affiliates, employees, and agents, and any other organization that provides information from any and all liabilities arising out of the use of such information in connection with Appfolio Screening.
